HEALTH & HOUSING AND WESTHAB
IN NEW YORK CITY
NEW YORK � Fran�oise Bollack Architects (FBA) announces the design of a new 118 units apartment building for Heritage Health and Housing and Westhab, a New York State based non-profit developer of affordable housing. The 26,052 square feet site is currently owned by New York City�s HPD (Department of Housing Preservation and Development) who is seeking proposals for its development. FBA has designed an urban �Green� building using geothermal energy, photovoltaic cells as a source of clean renewable energy and a green roof.
The development will provide 60 studio apartments in a supportive setting for tenants with special needs (e.g. seniors, formerly homeless people) and 58 one, two and three bedroom apartments for rental. The principles of FBA�s design are (1) integration with the neighborhood�s architecture through contextual materials and massing and (2) innovation and renewal through the introduction of contemporary materials and expression in key places.
The building�s lower part (first to sixth floor) is articulated into a series of masonry blocks with a two story glazed terra cotta base and a four story two-tone brick upper part. Above the seventh floor setback, a two-story curtain wall meets the sky. The building�s massing is further articulated by two entrances, which create a strong image through the use of a vertical curtain wall �zipper� establishing a visual connection to the building�s upper stories.
Sustainability is more than skin deep and will contribute to a better quality of life for the residents and the neighborhood: many apartments have more than one exposure or are cross-ventilated. All bedrooms have in-swing floor to ceiling windows with exterior louvered sliding shutters providing light and sun control while allowing for natural ventilation; at night the shutters control light pollution. The photovoltaic cells are embedded in the curtain wall glazing and are spaced to create a scrim effect adding texture and interest from outside and inside.

Heritage is a private, non-profit service and development agency helping individuals with special needs, particularly those with mental illnesses, take control of their lives and become self-sufficient. Heritage was incorporated in 1969, and has been providing residential rehabilitation services in West Harlem, Upper Manhattan and the South Bronx since 1980.
